"Relocation Success"
My wife and I recently had the task of selling our home in Pueblo after relocating to Twin Lakes Colorado. We had our home listed by another company/ agent that my wife had used in the past. The home was on the market for 6 months with this agent but was never sold. In the mean time we were stuck with making two house payments, which did not seem to bother the listing agent. When the contract expired with that agent I made a call to an “old friend” and Real Estate Broker Gary Miller. My ex wife and I had used Mr. Miller on several different real estate transactions in the past, and not only had we received quick sales action, he was always there as a friend with sound advice. Through the years Gary and I had run into each other and said our occasional Hi, how are you, but the day I called about listing our home in Pueblo West, it was like he never forgot anything about me or my family. He asked about all three of my children, and wanted to know how they were doing. It being years since we had really talked, and for him to remember not only that I had 3 kids, but to remember their names was unbelievable. Gary went to work the very same day we signed the listing contract with him. We met on a Sunday in Pueblo and he did not wait for Monday to start selling the house, he made phone calls to agents with potential buyers, as we finished the paper work. We had more action/showings of the home in the short time it was listed with Gary than the entire 6 month period with the other Company. Gary kept us informed, we never had to call him, he always called us. Needless to say, our home was under contract and sold within 2 months of listing it with Gary. Even after the sale, he still contacted us to make sure things were in order. The amazing thing about the sale was it was sold to the back-up buyer that Gary had lined up. The deal had fallen through with the first buyer, but not to worry; Gary had another buyer waiting in the wings. Given the Real Estate climate of not only Pueblo, but the country, and to have a buyer and a back-up buyer, this is a sign of a true professional. If I ever have the need to sell or buy In Real Estate in Pueblo or need this type of advice, or asked who to recommend, there will only be one name on my list…Gary Miller.

The way that you hold title to your property has legal, tax, and estate-planning consequences. Many buyers do not receive adequate professional advice on this important aspect of property ownership.
If you are purchasing property by yourself, you will be acquiring title by sole (or "separate") ownership, single ownership, or severalty ownership. The term "severalty" does not denote more than one person - it is a legal term meaning that sole ownership is severed from all other forms of ownership.
If you are purchasing property with others, the most common forms of co-ownership are tenancy in common, joint tenancy, and community property. Tenants in common can be created when two or more related or unrelated people hold title to a property either equally or unequally. Each individual has the right to do whatever he wishes with his interest in the property. For example, he can sell his interest, give it away, or will it to someone else.
Before you take title, you should seek advice from your tax advisor and an attorney, particularly if you are buying the property with another person.
