Gary, It's been almost a year since you and Team Gary Miller helped me sell a house in Pueblo. In that time, I have often thought of, and not forgotten, the support and professionalism that you folks provided. As a person who lives outside of the great state of Colorado, I was thoroughly impressed with how knowledgeable you are about the housing market in Pueblo. Your market research and sound advice no doubt played a huge role in the quick sale of the home. Dealing with the sale of a home from a homeowner residing in your area is one thing. I live in another state. Yet, you treated me with respect and courtesy as if you would see me, in person, every day for the rest of your life. You stood out. You and your team provided timely information and always, without exception, responded quickly to my questions and concerns. While others could have easily written me off since I didn't reside in Pueblo, you were different... always there to lend a hand in so many ways and going above and beyond the call of duty and customer service. You and your team communicated wonderfully through e-mail and phone calls. It was as if you were by my side the entire time, when in truth, we were several hundred miles apart. I was continually kept informed of the status of things. You provided me all the information I needed in a timely manner to successfully execute the sales transaction. While I only saw you once in person, your entire team was so cohesive and responsive and "in touch" with what was going on with the house, that it made the entire thing transpire without a hitch. Please feel free to use this "thank you" as you go forward in your work. I would highly recommend you to anyone looking to buy or sell a home in Colorado...whether they lived in Colorado at the time of sale/purchase or not. I would, without reservation, recommend Team Gary Miller, in the buying or selling of a home.

Disclosure Laws >Avoiding Delays During Escrow
Unforeseen problems can arise during escrow, and closing dates are never set in stone! Lenders, appraisers, title attorneys, credit check services, or anyone who is involved in the transaction could potentially delay a closing. Stay in close touch with your real estate agent, who will notify you of deadlines and help you deal with delays.
Well-written sales contracts are the key to avoiding problems during escrow. For example, provisions can be included in the agreement that require the buyer to provide evidence of sufficient funds for down payment and closing costs, or to present proof of the ability to obtain homeowner's insurance. Because of new restrictions on insurance policies, the mortgage lender may require insurance before funding the loan.
There is also a section in the sales contract wherein the seller makes a warranty to the buyer of the condition of the property. It is important to make sure that this clause is modified to reflect the seller's transfer disclosure statement. If this is not done, the seller could be required to repair items that are found to be dysfunctional or faulty, and this could add time to the escrow period.
